1) LETTINGS: Letting is put in place by or on behalf of the owner. This is a private apartment. The property is rented as it is described, and this description shall be the text for any divergence. The tenant and his/her roommates will have to take all possible care not to incur domestic accidents. In any case, the landlord disclaims any responsibility for any domestic accident. Furthermore, the landlord is not responsible for any noise, noise or sudden construction sites that may be created, without his knowledge, in the vicinity of the property and is not obligated to return any amount had.
2) RESERVATIONS – PAYMENTS: The reservation is confirmed upon receipt of the balance of the total amount. The parties may agree upon specific acceptance and, under special conditions, to pay a co-signatory deposit equal to 30% of the total amount and the balance at least 15 days before the date of arrival. Contracts are nominative and non-transferable to third parties. The customer may choose to pay for the stay by bank transfer or credit card at the time of booking. In case of an early departure, adverse weather conditions, or personal reasons the customer is not entitled to any refund, the landlord is not required to return any amount had.
3) NUMBER OF PEOPLE: The number of people (adults and/or children) for the chosen property must not differ from that expressed in the reservation. Changes in the composition of the number of persons must be reported and approved before the date of arrival. Violation of this clause will result in the immediate termination of the contract with the acquisition of the amounts paid.
4) ARRIVALS AND DEPARTURES: The apartment is available from 4:00 p.m. on the scheduled day of arrival. Departures will take place by h.10:00 on the scheduled day of departure indicated in the contract. Departures and arrivals outside these times require prior arrangements with the landlord.
5) EQUIPMENT: The apartment is equipped to meet the needs of short stays; therefore, it is provided with sufficient equipment and accessories for the occupants. It is guaranteed in the apartment the presence of a kitchen, refrigerator, normal bedsteads and mattresses for the described places, hot and cold water as well as the necessary equipment of dishes, pots, and pans, cutlery, Nespresso coffee machine, initial kit of waffles, mop, bucket, broom, and dustpan. We also remind you that the sofa bed is considered an additional sleeping place with a different level of comfort in terms of layout and/or privacy than normal sleeping places.
6) ORDER AND CLEANLINESS: The apartment is delivered clean and tidy. During the stay, it is forbidden to move furniture or beds from their initial position; any damage to the furniture will be charged. If the client feels that the occupied apartment is not sufficiently clean, he/she may report it within one hour from the check-in time. Cleaning supplies are in the house. Guests, on the scheduled day of departure, must take care of: washing pots, dishes, and whatever were used, cleaning the stove, emptying the refrigerator, emptying the garbage can taking out all trash. Non-compliance caused during the stay will be quantified according to the circumstances and charged to the client.
7) APARTMENT RULES: Smoking in the apartment is not allowed, as well as having parties and events.
8) LIABILITY: If due to circumstances or events of an extraordinary nature, for which the lessor is not responsible, occurring after the conclusion of the contract and not foreseeable with the exercise of ordinary diligence (disasters, fires, earthquakes, burst pipes, flooding, etc.. ) the property booked by the customer should no longer be available reserves the right to offer as an alternative another property with similar characteristics or in an extreme case to cancel the reservation, refunding the total amount paid by the customer, who can not claim any amount under any title for non-performance of the contract.
9) CANCELLATION: All cancellations and changes must be confirmed in writing by the client. If, for any reason, the guest does not show up within 24 hours of the scheduled date of arrival without any notice being received. In that case will be equivalent to tacit authorization of release from all commitments and relative return of the accommodation to its owner, without owing anything to the guest.
10) CLAUSES: No changes may be made to this contract in the absence of explicit authorization; the penalty is the cancellation of the contract itself.
